近期频繁发生的电梯安全事故引发了外界极大关注,也折射出当前电梯行业发展乱象。过去十几年得益于房地产的高速发展,电梯需求量与日俱增,迎来了发展的黄金时期,不过随着国内经济下行,房地产萎靡,电梯行业发展进入瓶颈期。中国电梯产量出现过剩,国内外电梯品牌为了卖出更多的产品不得不降低销售价格,这带来了电梯质量、安装质量以及售后维保等一系列问题,从而进一步恶化电梯行业发展环境。

However, with the downturn of the domestic economy and the slump of the real estate industry, the development of the elevator industry has entered the bottleneck stage. There is an excess of elevator production in China. Elevator brands at home and abroad have to reduce sales price in order to sell more products, which brings a series of problems such as elevator quality, installation quality and after-sale maintenance, which further worsen the development environment of elevator industry.


目前我国已成为世界范围内电梯保有量、年产量和年增长量第一大国,国内电梯保有量从2001年的30多万台迅速增长到2015年的360万台,过去的五年间我国电梯的产销量都在以15%—20%的速度增长。但与此同时,电梯安全问题却层出不穷,仅2014年内上报的电梯事故死亡人数就高达36人。

奥的斯、迅达、蒂森克虏伯、通力、三菱、日立、东芝、富士达等美欧日系合资品牌以及康力、嘉捷、博林特、广日等四大上市国有品牌和其他小品牌电梯制造商共同构成了我国电梯行业格局。2014年8家合资品牌在中国的销售量是25万到30万台,国产四大上市品牌合计销售约15万台。而剩下的其他企业销售量为10万到15万台,这其中销量最大的15000台左右,而销量最小的仅有20多台。

随着房地产市场不断萎靡,价格战成为了行业竞争的主流方式。据业界透露,2014年降价可能还只涉及国产品牌,今年则是包括外资品牌在内的全线品牌都在降价。受价格战波及,一些小品牌电梯生产厂家将面临倒闭的结局。除此之外,价格战也将暴露电梯质量、维保等系列问题,易滋生电梯安全事故风险,这需要引起重视。

一份调查显示,在诸多导致电梯安全隐患的因素中,电梯制造质量问题占16%;保养和使用造成安全隐患高达60%。在电梯安全问题频繁发生的当下,电梯维修保养行业也备受关注。

国家质检总局颁布的《电梯使用管理与维护保养规则》规定,正常使用的电梯每月至少要维修保养两次,另外每季度、每半年与每年都需要各进行一次大型维保;《特种设备安全条例》也规定,电梯应该至少每15日进行一次清洁、润滑、调整和检查。然而,现实是一些物业公司为了压低价格,往往没有按照规定进行维护,电梯安全隐患就此产生。在电梯事故频发的背景之下,预计电梯维保行业将进入深度调整时期,优质的服务应成为电梯维保行业市场竞争的重要环节。

目前我国电梯每年增长50万——60万台,按照这个发展速度,我国每年需要2万——3万人增加到维保队伍中,同时安装人员也每年需要增加1万人左右,安装维保年增加总额该在3万——4万人,而实际2014年新增的安装维保人员不超过1万人。鉴于安装和维保人员缺口过大,未来电梯维保专业人才将成为发展重点。
